Bidding on a house at Sheriff's Sale

A week from tomorrow, I'm going to bid on a house that will auctioned at sheriff's sale. It's here in the town where we live, and I know who lived there. An older gentleman, who works in the little gas station/pizza shop/convenience store we have here. He's a super nice guy. I almost feel guilty. He's a hard worker and a clean freak. He literally runs around that store, working his butt off. He'd lost his "real" job, and this was all he could find. Unfortunately, it only pays minimum wage.
We never did sign the land contract on this house. The slum lord is just too creepy, and I don't trust him. Not at all. He's STILL never replaced the 6 broken windows. Nor the kitchen sink and plumbing that floods the floors. Nor the leaky roof in the laundry room. As a matter of fact, he hasn't fixed a single thing and I'm sick of living in a place that in all reality should be condemned.
The house I'm going to bid on is an older house, not all that big, and I'm sure will need some work but the foundation isn't broke or cracked, the roof is good and the windows look fairly new in it. And...if I can get it, we can pay cash for it. SO many houses are listed for sheriff sale right now in my county that it isn't even funny. Most of them aren't selling the first time up. When my MIL lost hers, it went up 3x before it finally sold. The 3rd time Sallie Mae bought it. I am PRAYING that we are the only bidders on it, because I can't go up very much at all from the opening bid where we can't get financed and have to pay cash. J will have to work that day, so I have to go bid on it myself. I asked my dad to go with me, but he has a dr appt in Ann Arbor, MI that day so he can't go. My mom will be with me for moral support, but I'm still a nervous wreck and wish J could go. He said he'd take the day off if I want, but I don't want. LOL He needs to be there to make all the money he can.
If you're the praying type, please say a prayer that we get it..and for opening bid or dang close. I'm so ashamed of where we're living right now, and there just isn't anything for rent in our school district at all. Everyone around here is losing their homes, so they have to go to rentals. -What I wouldn't give for another $10,000 to fall into my lap between now and next Friday. I'm pretty confident that would assure me the winning bid. I guess it will be, what it will be. I keep saying that, but my mind won't stop turning. LOL
